Mt Buller Real Estate Round-up

THE Mt Buller property market continues to thrive well above its competitors in Hotham, Falls Creeks and Dinner Plain.

It is interesting as a comparison that land at Mount Hotham sells in the band of $350,000 - $550,000 whereas land at Mount Buller (for example at Whitehorse Village) sells in the range of $1,200,000 - $1,600,000.

This comparison is for nearly identical land areas, i.e., 250 m2 (approx.).

One of the completed projects this year that will be ready for the winter season include the ‘sell-out’ ‘Evoke’ within Whitehorse Village.

The Evoke development comprises of four separate free-standing chalets which are drive-in drive-out and ski-in ski-out.

Evoke has impeccable views of the Buller village and below to ‘The Bluff’.

The Grollo family just recently sold a vacant allotment next to the Pension Grimus, to the Grimus family which will provide a fantastic adjunct to the operations of Pension Grimus.

Timbuktu, which is the development above the former Snow Pony restaurant – now known as Harry Burns, is in the final stages of completion with level 3 and is anticipated to be handled shortly.

Re-sales within Kooroora continue to be around a 250 per cent increase on the original off-the-plan sales prices.

Under cover car parks now sell in the range of $250,000 - $285,000 and open-air car parks sell in the range of $110,000 - $135,000.

Rental returns at Buller are up by 25 per cent on last year’s record figures, which result in very genuine investment returns to the property owners of Buller.

Another interesting milestone is the completion of eight free-standing cabins on the Whitehorse site – it’s worth a walk to have a look at these incredible 3-bedroom, 3-bathroom, drive-in drive-out and ski-in ski-out cabins.

They are an absolute first for Mt Buller and provide incredible boutique accommodation, which is both atmospheric and private.

These cabins were completed by a collaboration of several builders…go and have a look for yourself.
