Real estate sales are off the charts

MT BULLER'S popularity has had a huge effect on the real estate market.

And because of this popularity Mark Woodsford of RT Edgar Real Estate has had a major problem in getting enough listings to fill the demand.

"Over the past couple of years sales have been extremely good and people that would have sold have clung on to their properties," Mark said.

"Many have decided that Mt Buller is the place to be and they are staying on – therefore listings have slowed right down to almost zero for me.

"And because of Mt Buller's high technology in snowmaking, lifts and services families and owners are just not moving on – they want to stay and some have moved in for longer periods – they are all dressed up and going nowhere."

Currently Mark is looking for new listings.

"My previous listings were so good they all sold – I have none left," he said.

"But I still have a list of good interested buyers.

"There is plenty of interest in purchasing; even higher prices have not enticed owners up here to sell.

"The market has risen up to 50 per cent higher than before COVID, but current owners are just not considering selling."

Mark's understanding of Buller's prices are that they have finally caught up with housing prices compared to the Peninsula and Melbourne.

"Prior to COVID they were below those prices, and mountain properties did not have anywhere near the capital gains expectations that other areas had; but since COVID the Buller market has rectified," he said.

"The popularity of Buller is unprecedented.

"Seasonal rentals are also non–existent and if they do come up they are snapped up very quickly."
